SLD Property Management

Placing your rental property on our website is a great way to get some cheap advertising. We display
in the local news paper weekly and feature as many properties as possible. Once on the website,
potential tenants can view your property's details to include the rent, utilities, address, and anything
else you would like to add to the listing. We do require at least one photo and encourage as many as
needed to paint a clear image of the property to potential tenants.

Each ad you place only costs $30 per month, a tremendous savings over other methods. We also
offer leasing and tenant screening services as well as property management. Below are the basics
of each service:

Display Ad: $30 per month, One photo is required of the property. Renew each month as needed.

Tenant Screening: Can include everything from verifying rental history and references to a full credit
and criminal background check. Cost depends on the level of screening you desire. Once the
applicant has been screened you will receive our report allowing you to make the final decision.

Leasing: Allow us to lease the property for you by setting up showings, screening tenants and even
signing leases. This service only costs you half of a months rent and includes basic tenant screening
and advertising. Advanced screening options such as credit or criminal background checks may
require an additional fee.

Property Management: Full service for your property to include advertising, advanced tenant
screening, leasing, and 24 hour maintenance. All rents are collected and paid to SLD Property
Management along with all security deposits to be paid out according to Kansas Law. By the 10th of
each month all rents received will be deposited into your account minus a 10% Management fee plus
any labor charges.

Please note that we do not accept every property. By this we mean that if your property is not in a
clean, safe, and presentable condition, we will not manage or lease the property. However, we will
still perform tenant screening and run ads.
